Thank you for choosing to use the NYC REAL PROPERTY DATABASE CD-
ROM. The information contained in the NYC Real Property Database
is a combination of City and or State and or public records. The
accuracy of the information contained in this database is limited
by the accuracy of City and or State public records. Based on the
compilers calculations, over the past 14 years, real estate in New
York City has changed hands at the rate of approximately 3.3
percent per year. As with all reference books and CD-ROM's, the
information contained in the NYC REAL PROPERTY DATABASE CD-ROM
should be viewed as an approximate guide to the property. For the
most accurate and up to the minute information, it is necessary to
investigate a particular property at the local county clerks office
since a property can change hands at any time. To increase
accuracy, the NYC REAL PROPERTY DATABASE CD-ROM is manufactured on
what is known as a "CD-R" disk or recordable cd-rom. This system
of using recordable cd-roms allows us to place the latest Real
Estate information available to us on the disk at the time the
order is received. This insures that highest potential degree of
accuracy to you. This edition (1998) of the NYC REAL PROPERTY
DATABASE CD-ROM has approximately 909,521 different properties
listed. In 1988, New York City had approximately 872,158
different blocks and lots. The increase in the number of distinct
properties is primarily a result of an increase in the number of
condominiums, rather than vacant land being broken down into
smaller lots.

GUIDE TO USING THE NYC REAL PROPERTY DATABASE
Section 1
Installing the CD-ROM

DOS USERS: Place the NYC REAL PROPERTY DATABASE in your CD-ROM
drive. Change your dos prompt to the drive by using the CD\
command. For example, if your CD-ROM drive is drive D: on your
system, type CD\D: and then press ENTER key. Once your dos prompt
is changed to your cd-rom drive, type NYC and then press the Enter
key. At this point, please follow the on screen directions.
For additional help on searching the database, please read the help
file accessible from the main menu. This information is also
listed below in section two. You are now ready to explore the
real estate in the entire five boroughs of the City of New York.

WINDOWS USERS: Place the NYC REAL PROPERTY DATABASE in your CD-
ROM drive. With your mouse, press the START button located on the
bottom left corner of your screen. A menu will pop up listing a
number of options including "Programs". Press the Programs
button. A new menu will pop up listing a number of programs that
you may run including "MS-DOS Prompt". Press the "MS-DOS Prompt"
using your mouse (left click button). At this point, your computer
should display the MS-DOS screen and a dos prompt C:\WIN95>_ or
similar. Change your dos prompt to the drive by using the CD\
command. For example, if your CD-ROM drive is drive D: on your
system, type CD\D: and then press ENTER key. Once your dos prompt
is changed to your cd-rom drive, type NYC and then press the Enter
key. To continue using the NYC REAL PROPERTY DATABASE, please
follow the on screen directions. For additional help on searching
the database, please read the help file accessible from the main
menu. This information is also listed below in section two. You
are now ready to explore the real estate in the entire five
boroughs of the City of New York.

For most applications and on most computers, you may switch back
to Windows without shutting down the NYC Real Property Database by
pressing the ALT button and the Esc buttons on your computer at the
same time. If you are in Windows after having pressed the Alt and
Esc buttons, you may return to the NYC Real Property Database by
pressing the MS-DOS PROMPT button on the bottom of your windows
screen by clicking the left key on your mouse.

NETWORKS: The NYC Real Property Database CD-ROM is designed and
licensed for use on a single Non-Networked IBM PC compatible
computer. The NYC Real Property Database CD-ROM is not authorized
and can not be used on networks. If you require a multi-user CD-
ROM license, please contact your distributor for availability and
pricing information.

SECTION 2
Searching the Database

After you have the database up and running, you will be
presented with a menu that contains a number of options including
to search the five boroughs, help, terms and exiting the program
to either Windows or dos. After selecting a borough to explore,
please use the following commands:


When browsing any of the borough sections, please press the
following keys on your computer for the following functions:

F4 - By pressing the F4 key, you can switch between browsing all
the records and viewing a single record.

Browsing is useful when you wish review the details of an
adjoining property.

Single record mode is
useful when you wish to see the entire information on a single property.
In both the browse as well as single record mode, please use the
page up key to jump up one page or the page down key
to jump down by a page. You can also use the arrow keys
on your numeric key pad to go up or down by one record.



F7 - Press F7 to search for a particular property.

For example, if you wish to search for a particular block and lot,
first move the highlight bar to the field called "BLOCK_LOT".
You can move the highlight bar by using the arrow keys. After
you have highlighted the field called "BLOCK_LOT", press the F7 key.

At this point you will notice that the field is now blank. Enter
the block and lot number by typing the block followed by a single space
and then enter the lot number. for example, if the block number is 155
and the lot is 12 you would enter 155 12 on the line. Then press
the Enter key (also known as the return key) on your computer.

The computer will then take a few seconds and search for the
particular block and lot and display the results. It should
be noted that the program is case insensitive, that is to say
that you can use either upper or lower case for the same results.

You can search for information in any of the fields in the same manner
as listed above by simply moving the highlight key to the appropriate
field. When searching for a particular street address, please do not
spell out the street number. For example, to find 575 Fifth Avenue,
please enter 575 5 Avenue rather than 575 Fifth Avenue.

When you are searching for an address such as 32-15 112 Street, (where
the 15 represents the cross avenue) please enter the address
as 3215 112 Street, eleminating the dash.

When you are searching for a larger sized property that has an address
such as 455-457 Fifth Avenue, please enter only one of the house numbers.
For example, enter 455 5 Avenue rather than 455-457 Fifth Avenue.

You can also search on any other field. In many cases, it is not
necessary to type the entire name in order to find the record. For
example, if you are searching in the owner1 field for "John Smith",
you can either type "John Smith" or you can type "Smith". If you type
the latter example, the program will stop at each record that contains
the name "Smith" in the Address1 field. To continue the search, press
the F7 Key and then press enter.

F10 - Press the F10 key or the ESC key to return to the main menu in
order to search in a different borough. Enter X or W to exit the
program to DOS or Windows.

PRINTING: After you have found the property that you were searching for,
you may print the information on your printer. First make sure that your
printer in turned on and is ready to print. Then press the "Shift key"
and at the same time, press the "Print Scrn" key located on the top left
section of your keyboard.

EXPORTING DATA: The New York City Real Property Database is designed
to be a stand alone program that is as simple to use for the non-computer
expert as possible. From time to time, some people have a need to use
the data contained in the CD in their existing database or word
processing program. While we DO NOT support such applications of the
data contained on this cd-rom and we do not consider export to be a
feature of this program, it may be possible for your existing programs
to read the primary files of this database. The primary files are
located in the :\data\check\comp directory
and are called MANHATAN.DXD, BRONX.DXD, BROOKLYN.DXD, QUEENS.DXD and
SI.DXD. If you require mass mailing applications, you must purchase
either our text delimited, tab delimited, sdf or dbase version of the
New York City Real Property Database. Please note that all copyright
restrictions apply to this database, regardless if the information is
used from the CD-ROM or in your existing database, spread sheet or
word processing program.

INFORMATION PROVIDED IN THE DATABASE

ADDRESS: Property address which includes the house number and street name
Please Note: Vacant lots do not have house numbers since this
is normally issued by the Post Office for structures.

Block_Lot: This field contains the block and lot number separated from
one another by a space. You can also review the Block and Lot
fields (as listed below).

Block: Block

Lot: Lot

Front_feet: Land size facing the street in feet.

Depth_feet: Land depth in feet.

Prop_class: This is the standard use classification code used through out
New York State. For example "210" which indicates that the
property has a single family home which is winterized for year
round use. See Descript field for written description of the
classification code.

Class: New York City classification code. For example "A1" which
indicates that the property is a single family, detached two
story house. Its nearest New York State classification code
would be "210".

Descript: A description of the current use of the property.

Owner 1-2: Owner of the property. From time to time, the mortgage
holder or some entity of similar standing will appear in this
field.

Address 1-4: Owners address. From time to time, the address of the
mortgage holder or some entity of similar standing will appear
in this field. From time to time, two owners will appear in
these fields.

Land_value: Assessed value of the land WITHOUT any improvements.

Total_Value: The total assessed value of the property with the land
and any improvements.

NYS_Class: Tax Class ranging from 1 to 4. Tax class code is used to
determine the annual real estate tax of the property. The tax rate
per $100 of taxable assessed value for the 1997-1998 tax year is as
follows:
1. $10.849 per $100 of taxable assessed value
2. $11.046 per $100 of taxable assessed value
3. $ 8.282 per $100 of taxable assessed value
4. $10.164 per $100 of taxable assessed value

Aprox_Tax: This is the approximate tax based on the total assessed value
and the particular tax class of the property. This figure is an
estimate as it does not take into consideration any exemptions or
other factors which may effect annual tax.
